Here are some answers to the most common questions that we are asked about renting on Big Sur / Tora.

Q: Do I need a Premium Membership to rent land here?
A: No. Big Sur and Tora Estates are private islands. Only on Linden Mainland do you need to be a Premium member and that is only if you are buying the land, not renting.

Q: Why do I buy the land if its a rental?
A: Purchasing the land is the way that you get the lot in your name and gain the rights to do what you want with them. You purchase the land for $0 Lindens.

Q: If I bought the land, I can do whatever I want with it right?
A: Within Reason. You do not have the right to sell your land or divide it up. You can only edit terrain with prior approval, Most everything else you can do.

Q: Can I run a Store on the land I rent?
A: Generally no businesses are allowed on the islands without prior approval by Mudshark Mills.

Q: What is this Covenant you mention?
A: The Covenant are the rules for renting on the islands. Like a lease in Real Life. It lays out what can and can’t be done by both you as the tennant, and Mudshark Mills, the landlord. Read it. Understand it. If you have questions, ask. When you purchase the land, you have to agree to these rules. To view the covenant, stand on the land, go to the “World” menu, and select “About Land”. It is on the Covenant Tab.

Q: What about Skyboxes?
A: Skyboxes are allowed above 250M. Remember though, that others may have Skyboxes up there as well, so it may be a good idea to check the height that you want to setup at to make sure you are not directly next to another. Also, do not let your skybox overhang another person’s land. This is a lot easier to happen when your in the air. If you are not sure, Rez it on the ground then move it up. We can assist if necessary.

Q: The lot has a House on it already. Can I get rid of it?
A: Yes, the houses are there to show you what you can do with the land – if you don’t want it you can just return it. Also if you don’t want any or all of the trees or plants, you can return them as well.

Q: What if I want to keep the house? Does it count against the Prim count?
A: Yes, the prims that the house uses count against the amount of total prims available on the lot just as if you put a house on it yourself. Just let us know at the time of the sale that you want the house. A few other things have to be set in the sales options for the house to remain on the land.

Q: How do I pay the rent? When is it Due?
A: Rent is due on or around the first day of each month. Each Sim has a Rental Kiosk that the owner will open on or about the first day of each month and notify all the residents by way of a group notice that they are open. The group notice will include a notecard with instructions.

Q: Do I pay Linden Labs for the Rent?
A: No. Linden Labs has nothing to do with Big Sur / Tora Estates. They are private islands. The island owner pays Linden Labs to do what he wants with the islands.

Q: What if I know that I will be late with the rent?
A: If you know you are going to be late, please IM Mudshark Mills as soon as you know. Arrangements can be made with him only. You can also arrange to pay the rent earlier if you will not be around at rent time. Again, make all arrangements with Mudshark Mills.

Q: What if I need help with some settings or I have questions after I start living there?
A: The owner and the staff of Estate Managers are here to help you with anything you may need as far as setting up your land to make it ready for you to live on. We will work with you to make this a easy a possible. If there are questions, please do contact us.

Q: How Many prims does each lot have?
A: That varies by lot size. A normal 512M lot will allow 117 prims. But here, you get a Prim Bonus of 24%. That means that here, that same 512M lot allows for 145 prims. So a 1024M lot will allow 290 (145 X 2) prims. A 2048 will allow 580 and so on.

Q: I have a question that is not answered here?

Q: I sent an IM but I have not gotten a reply, what should I do?
A: There are 2 possible things that happened. Either Second Life ate the IM, or you caught us all asleep. Our staff is in many different time zones. Give it a little bit of time and if you get no response, resend your IM.
